Having a technical passport for buildings and a cadastral passport for a land plot, contact a state body authorized to register real estate, which will issue you a certificate confirming your ownership of real estate.
Only if there are these documents, the notary will be able to draw up a contract of sale of the house and land plot, and the new owner can sign acts to the contract, transfer money to you and register the transfer of ownership to these real estate objects.
